I have two of these units. The first one I bought was for my Business to handle Domestic Hot-water (via Heat exchange and snow melt operations) Units has been up and running for 2 years with short run cycles from 7-15 Mins.... (not a good thing) but it has held up like a champ. we use 160f water for our low temp dishwasher. Then a heat another Heat exchanger for the Snow melt system. Had this boiler for 2 winters now in MA. First winter was hard. This last one less so. Great product. Made is USA. Cast iron. Will last forever my plumber tells me. Still 84% efficient. Doesn't need yearly maintenance like the higher efficient junk out there. That high efficient junk also requires a power vent that is super loud. Consider that too in your purchase. It works good except mine started leaking all over the floor inside of 2 yrs and now my contractor says he hasn't heard from the dealer for the warranty. No drain in on the unit so I can't just move it out of my basement.

Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is.
